Modern refurbishment of a Grade II listed building in the heart of London’s West End

Suffolk St James’s, 15 Suffolk Street, formally the Garlands Hotel, was rebuilt in the 50s following extensive bombing damage during WW2. A Grade II listed building, it was converted from a hotel into offices in 1984. Originally constructed in the 18th century, the building's elegant façade and architectural grandeur have made it a prominent landmark in the area.

Throughout its history, Suffolk St James’s, 15 Suffolk Street has undergone several transformations, reflecting the evolving needs and tastes of its occupants. Orbit collaborated with BW: Workplace Experts on behalf of Greycoat Real Estate and Heitman to turn the existing out of date, stuffy offices into a contemporary bright space for modern day office use. 

Orbit coordinated and delivered the Cat A scheme. As an existing heritage building there were complex challenges that Orbit helped to overcome, including delicate detailing and onsite coordination with all trades involved to deliver a sleek modern office space. From the inviting reception area to the communal rooftop terrace boasting panoramic views of the city, every aspect of Suffolk St James’s, 15 Suffolk Street is designed to enhance the 18,050 square feet of office space. The reception utilises a bespoke marble floor pattern and light panelling to give a statement entrance and bring together the luxurious feel of the design.

Beyond its physical attributes, Suffolk St James’s, 15 Suffolk Street fosters a sense of community. Shared meeting rooms, a fully equipped prep kitchen for events, and private terraces provide spaces for collaboration and connection. Alongside shared space the building contains end-of-trip facilities, including showers, lockers, and bike parking, as well as a studio gym and workout space.

The refurbishment of the historic building also demonstrated significant reductions in operational energy of the building, achieving an EPC A and a BREEAM ‘Excellent’ rating.

The resulting meticulous refurbishment of Suffolk St James’s, 15 Suffolk Street offers luxurious contemporary offices with exceptional environmental performance and a host of amenities, creating a real hidden gem in the centre of London.
